2. Term

The lease runs for the fixed term below. If the tenant remains with the landlord’s consent after it ends, the tenancy continues month to month on the same terms until either party gives the notice required by state law.

4. Utilities and maintenance

The tenant keeps the premises clean and reports needed repairs promptly. The landlord maintains the premises fit for habitation and handles repairs not caused by the tenant’s misuse. Utilities are paid as noted below.

5. Occupancy and rules

Only the tenants named and their minor children may live in the premises. Subletting or assignment requires the landlord’s written consent. The landlord may enter for repairs or showings after the notice period required by state law, except in emergency.

6. Signatures

Each party keeps a signed copy. Some states require additional disclosures (for example lead paint for pre-1978 housing, which requires the EPA pamphlet and disclosure form).
