Form DS1: Mortgage, cancellation of entries for lenders
Form DS1 is the lender's discharge: it tells HM Land Registry that a registered charge has been paid off and asks for the entries relating to it to be cancelled from the title.

What is DS1?
A mortgage appears on the charges register of a registered title. Paying the mortgage off does not by itself clear the entry. The lender completes form DS1 to confirm that it no longer has any interest under the charge, and HM Land Registry then cancels the entries.
The form identifies the property and title number, the date and parties to the charge being released, and includes an execution panel for the lender. HM Land Registry's practice guide 8 on execution of deeds explains how the panel should be signed or sealed, which matters because a defectively executed DS1 will be rejected.
Who files DS1?
- Banks, building societies and other lenders releasing a registered charge
- Conveyancers submitting a lender's discharge as part of a sale or remortgage
- Private lenders and individuals who hold a registered charge that has been repaid
- Borrowers whose lender has given them a completed DS1 to lodge
How to fill out DS1
- Enter the address of the property and the title number affected by the charge.
- Give the date of the charge and the name of the lender exactly as registered.
- Confirm whether the whole of the property or only part of it is being released.
- Have the lender execute the form in the execution panel, following HM Land Registry practice guide 8 on execution of deeds.
- Send the executed DS1 to HM Land Registry at the standard address linked from the form's gov.uk page, with any application form the transaction needs.

Can the borrower sign the DS1?
No. The discharge is given by the lender, so the lender executes the form. A borrower can lodge a DS1 that the lender has already executed.

HM Land Registry fees are set by a fee order that changes from time to time. Check the current fees on gov.uk rather than assuming an amount.
What if the DS1 is executed incorrectly?
