What is TR1?
TR1 transfers the whole of the property in one or more registered titles, and is also used for unregistered property being registered for the first time. Where only part of the land in a title is moving, form TP1 is used instead. It is the document most commonly seen on a straightforward sale, a transfer of equity, or a gift of a property between family members.
The panels ask for the title number and the property, the date of completion, the transferor and transferee including any company or LLP registered number and, for overseas entities, the overseas entity ID issued by Companies House, the transferee's addresses for service, the consideration, the title guarantee, a declaration of trust where there is more than one transferee, any additional provisions, and execution as a deed.

How to fill out TR1
- Enter the title number and the address or description of the property, leaving the title number blank if the land is not yet registered.
- Date the deed with the day of completion, but not before it has been signed and witnessed.
- Give the full names of every transferor and transferee, with registered numbers for UK companies and LLPs, or the overseas entity ID where the party is an overseas entity.
- Complete the transferee's addresses for service, the consideration, the title guarantee, the declaration of trust where there is more than one transferee, and any additional provisions.
- Execute the transfer as a deed, then send it to HM Land Registry with form AP1 (or FR1 for first registration), evidence of identity and the correct fee. Check the current fee on gov.uk.

What is the difference between TR1 and TP1?
TR1 transfers the whole of the property in one or more registered titles. TP1 is used where only part of the land in a title is being transferred, and needs a plan showing exactly which part.
Does signing TR1 change the ownership at the Land Registry?
Not on its own. The transfer has to be lodged for registration with form AP1 and the correct fee before the register is updated to show the new proprietor.
What do I put if there is more than one buyer?
The declaration of trust panel asks how the transferees are to hold the property, for example as joint tenants or as tenants in common in equal or unequal shares. This is worth taking advice on because it affects what happens on a death or a split.
