What is AP1?
Once land is registered, the register is changed by application rather than automatically. AP1 is the covering application that tells HM Land Registry which title numbers are affected, what applications you are making and in what priority order, the value or price paid, the fee you are paying, and who to contact about the application. The supporting documents, such as a transfer deed or evidence of a name change, are sent with it.
The form asks for the local authority serving the property, the title number or numbers, the property description, the applications listed in priority order with the fee for each, and details of the applicant and the person lodging the application. Conveyancers give a key number; private individuals do not have one. HM Land Registry publishes a Welsh version and a continuation sheet, form CS, for panels that need more room.

- Conveyancers and solicitors lodging registration applications on behalf of clients
- Property owners changing their name on the register after marriage or a change of name
- People registering a transfer, a lease, a charge or its discharge against a registered title
- Anyone applying to update details on a registered title in England and Wales
How to fill out AP1
- Enter the local authority serving the property, then the title number of every title affected, followed by the property description.
- List the applications in panel 4 in the priority order you want them dealt with, with the price paid or value and the fee for each.
- Give the applicant details and the details of the person or firm lodging the application, including a key number if you are a conveyancer.
- Attach the supporting deeds and evidence, and use continuation sheet CS if a panel does not give you enough room.
- Send the completed AP1 with the documents and the correct fee to the HM Land Registry office shown for your application type on gov.uk. HM Land Registry acknowledges postal applications, and conveyancers can lodge many applications through the portal instead.

Frequently asked questions
What fee do I pay with AP1?
It depends on the type of application and, for value based fees, on the price paid or the value of the property. HM Land Registry publishes a scale of fees, so check the current fee on gov.uk before you send the application. An application with the wrong fee can be delayed.
Do I need a solicitor to lodge AP1?
Not necessarily, but HM Land Registry cautions that land registration is complex and that errors can have significant consequences. For anything beyond a straightforward change such as updating a name, it is worth taking legal advice first.
What is the continuation sheet CS for?
If a panel on AP1 does not give you enough space and your software cannot expand it, you complete form CS with the extra information and attach it to the application.
