Form ID1: Verify identity, citizen
Form ID1 is how a private individual proves their identity to HM Land Registry when they are not represented by a conveyancer on an application affecting a registered or unregistered title.

What is ID1?
HM Land Registry asks for evidence of identity to guard against registered title fraud. Form ID1 must be completed by any person who is not a conveyancer, and who is not a UK bank or building society, lodging applications such as transfers, deeds appointing or retiring trustees, leases being registered, charges, discharges in form DS1, releases in form DS3, surrenders of leases, and applications for compulsory first registration.
It also has to be completed by a party to one of those transactions who is not represented by a conveyancer, either because the application is lodged by someone who is also unrepresented, or because the conveyancer lodging it cannot confirm that sufficient steps were taken to verify that person's identity. Where more than one person is involved, each one completes a separate form. The form carries a fraud warning under section 1 of the Fraud Act 2006, and section A plus section B or C must be completed, dated and signed no more than three months before the application is lodged.
Who files ID1?
- Private individuals lodging a land registration application without a conveyancer
- Parties to a transfer, lease, charge or discharge who are not represented, even where a conveyancer lodges the application
- People who have changed their name by deed poll, statutory declaration or statement of truth, completing the form in their current name
- Applicants for compulsory first registration, and voluntary first registration where the title deeds have been lost or destroyed
How to fill out ID1
- Check whether you need the form at all. It is not required where the value of the land involved in the disposal does not exceed £6,000.
- Complete section A with your personal details, including the applications the form relates to, and attach the colour photograph the form requires.
- Take the form and your identity documents to the conveyancer or other person who can complete section B or section C, and have them verify your identity.
- Make sure the form is dated and signed no more than three months before the application is lodged. ID forms cannot be signed electronically using any type of electronic signature.
- Enclose the completed ID1, with the scans of both sides of the photograph if you are lodging electronically, with your application to HM Land Registry at the address given on GOV.UK for your application type.

When do I not need form ID1?

Can I sign form ID1 electronically?
No. The form states that ID forms cannot be signed electronically using any type of electronic signature. It has to be completed and signed on paper.
What is the difference between ID1 and ID3?
ID1 is completed where a conveyancer can verify your identity. ID3 is the certificate of identity used where that is not possible, and it can only be used if both you and the person verifying your identity hold a full UK passport and that person has known you for at least a year.
