What is N11?
The N11 is used when a landlord and tenant mutually agree to end a tenancy. Both parties sign to record the rental unit and the agreed move-out date. Because it reflects a genuine agreement, no notice period or Landlord and Tenant Board application is required to make it effective, though either side may still apply to the Board if a dispute arises.

Can a landlord force me to sign an N11?
No. An N11 is only valid if both sides agree freely. You do not have to sign one, and a landlord cannot require it as a condition of renting. If you feel pressured, you can seek advice before signing.
Do I file the N11 with the Board?
No. The N11 records a mutual agreement and takes effect on its own. You do not file it to end the tenancy, though a party may later apply to the Board if the other does not honour the agreement.
