What is N9?

The N9 is the Landlord and Tenant Board form a tenant uses to give the landlord proper written notice that they are ending the tenancy. It records the tenant and landlord names, the address of the rental unit, and the move out date. Giving the landlord an N9 is the normal way to end a tenancy voluntarily, and once given it generally cannot be withdrawn without the landlord’s agreement.

The amount of notice depends on the tenancy. For a monthly or yearly tenancy the termination date must be at least 60 days after the notice is given and fall at the end of a rental period, and for a fixed term it can be the last day of the term. How to fill out N9

  2. Enter your name as tenant, the landlord’s name, and the address of the rental unit.
  3. Choose a termination date that gives the correct notice: at least 60 days for a monthly tenancy ending at the end of a rental period, the last day of a fixed term, or at least 28 days for a weekly tenancy.
  4. Sign and date the notice.
  5. Give the completed N9 to your landlord. Keep a copy, and note that once given the notice generally cannot be cancelled unless the landlord agrees.
Worth knowing: Give the notice to your landlord, not to the Landlord and Tenant Board. Once served, an N9 generally cannot be cancelled without the landlord’s agreement, so confirm your move out date before signing.

How much notice do I have to give?

Can I take the N9 back after I give it?
