What is N4?
The N4 is a Landlord and Tenant Board notice of termination for non-payment of rent under the Residential Tenancies Act. It tells the tenant how much rent is owed and gives a termination date by which the tenancy will end if the arrears are not paid. A tenant can void the notice by paying the full amount owed on or before the termination date, in which case the tenancy continues as if the notice had never been given.
The notice period depends on how rent is paid: the termination date must be at least 14 days after the notice is given for a monthly or yearly tenancy, or at least 7 days for a daily or weekly tenancy. How to fill out N4

- Enter the tenant and landlord details and the address of the rental unit.
- Set out the rental periods, the rent charged and the total amount owed so the arrears figure is accurate.
- Enter a termination date at least 14 days after service for a monthly tenancy, or 7 days for a weekly or daily tenancy, then sign and date the notice.
- Serve the N4 on the tenant. If the tenant neither pays nor moves out, apply to the Landlord and Tenant Board using form L1 for an order to end the tenancy and collect the rent.

Can the tenant stop the N4 by paying?
Yes. If the tenant pays the full amount of rent owed on or before the termination date, the notice is void and the tenancy continues. Paying after that date does not automatically void it once the landlord has applied to the Board.
