What is NAB Discharge Authority?

You complete this form to request a discharge or release of a mortgage or business security, to authorise NAB to attend settlement, to prepare the release documents, and to disburse funds received. It is used when you are selling a property, refinancing to another financial institution, or otherwise paying out and releasing security held by NAB. The property owner or security owner, and the borrower where these differ, must sign to authorise the request.

The form has four sections: Section A for customer and nominated authority details, Section B for the discharge reason and the property or security details with settlement dates, Section C for the NAB account used for fees, shortfall or surplus funds, and Section D for the authorisation and signatures. NAB asks for at least 10 business days to process a discharge request, and states that a discharge fee may apply along with government fees that vary by state, so check the current fees with NAB.

How to fill out NAB Discharge Authority

  1. Complete Section A with the customer details, and add a nominated authority such as your broker, conveyancer or solicitor if someone else will deal with NAB on your behalf.
  2. In Section B, tick the reason for discharge, sale, release or refinance, name the incoming financial institution if you are refinancing, and list each property or security with the proposed settlement date.
  3. In Section C, give a NAB transaction account for any fees, shortfall or surplus funds, and set out how the funds received should be applied to your loan or deposit accounts.
  4. In Section D, read the authorisation, then have every property or security owner, and any borrower where different, sign and date the form. Wet and digital signatures are accepted.
  5. Email the completed and signed form to NAB at the discharge authority address shown on the form, and provide your Contract of Sale if you are selling, to avoid delays.
Worth knowing: NAB asks for at least 10 business days to process the request, so submit it early to meet a settlement date. A discharge fee and state government fees may apply, and you should provide a Contract of Sale when selling. Check current fees with NAB.
