What is RX1?
A restriction is an entry in the proprietorship register that prevents a disposition of the land being registered unless a stated condition is met. Common examples include a lender or beneficiary needing to be notified, or a certificate being given before a transfer or charge can be registered. RX1 applies for any type of restriction, in a standard form from the Land Registration Rules or in a bespoke wording.
The form identifies the title number and property, who is applying and in what capacity, the restriction wording sought, and the grounds for the application, such as being the registered proprietor, having their consent, or having a sufficient interest in the restriction being entered. It also records the fee, the documents lodged, and where the registry should send the result and any requisitions.
Who files RX1?
- Registered proprietors applying to restrict dealings with their own title
- People with a sufficient interest in the property, such as a beneficiary under a trust
- Lenders and others protecting an obligation attached to the land
- Conveyancers lodging a restriction alongside another registration application
How to fill out RX1
- Enter the title number and the property address, and check the register first if you are unsure of the exact title.
- Set out the restriction you want entered, using a standard form of restriction where one fits your situation.
- State the ground on which you apply: as proprietor, with the proprietor's consent, or as someone with a sufficient interest.
- Record the fee and how it is being paid, and list any documents lodged with the application.
- Send the completed form, supporting documents and fee to HM Land Registry Citizen Centre, PO Box 7806, Bilston, WV1 9QR, or to your business address if you lodge applications as a customer.

What fee do I pay with RX1?
A fee is payable for the entry of a restriction. The amount depends on the application, so check the current HM Land Registry fee guidance on gov.uk before you send a cheque or quote a direct debit account.
Do I have to give notice to the proprietor?
If you are not the registered proprietor and do not have their consent, HM Land Registry will normally serve notice on them before entering the restriction, and they have the chance to object.
When do I use RX1 rather than SEV?
Use SEV where the only thing you want is a Form A restriction after joint tenants have become tenants in common. RX1 covers every other type of restriction.
