What is VA Form 26-1820?

When a lender closes a VA-backed mortgage, it must report the closing to VA to obtain the loan guaranty. Form 26-1820 captures the final loan terms: borrower and property details, loan amount, interest rate, the funding fee handling, discount points, and the certifications the lender and veteran make about occupancy and compliance with VA lending rules.

Both parties sign. The veteran certifies facts such as intent to occupy the property, and the lender certifies that the loan was made in compliance with the applicable law and VA regulations. Lenders typically submit the report electronically through VA's loan guaranty systems when requesting evidence of guaranty.

Who files VA Form 26-1820?

  • Lenders closing VA-guaranteed or VA-insured home loans, including automatic authority lenders
  • Loan officers and closers preparing the guaranty package after settlement
  • Veteran borrowers, who review and sign the borrower certifications at or after closing
  • Servicers and agents assembling loan files for VA audit or guaranty issuance

How to fill out VA Form 26-1820

  1. Complete the loan identification section with the VA loan number, lender details, and property address.
  2. Enter the final loan terms as closed: amount, interest rate, term, funding fee, and discount points.
  3. Have the veteran read and sign the borrower certifications, including the occupancy certification.
  4. Sign the lender certification confirming the loan complies with VA requirements.
  5. Submit the report to VA through the loan guaranty portal your institution uses, or as the current VA Lender's Handbook directs, and retain a copy in the loan file.
Worth knowing: This is a lender-side form. If you are a veteran buying a home, your lender prepares it for closing; you should not need to submit it to VA yourself.

Frequently asked questions

Who fills out VA Form 26-1820, the veteran or the lender?

The lender prepares it as part of closing a VA loan. The veteran's role is to review and sign the borrower certifications, such as the statement about occupying the home.

Why does the occupancy certification matter?

VA home loan benefits are for owner-occupied homes. The veteran certifies an intent to personally occupy the property within a reasonable time, with limited exceptions such as deployment or a spouse occupying the home. False certification can have serious consequences.
